House Rules, Hot Tub Guidelines & Guest Information for Your Stay
Terms and Conditions – JLH Property Ltd (Company No. 11251168)
Welcome to JLH Property Ltd.
These Terms and Conditions apply to all bookings and stays across **all JLH Property Ltd accommodations**, including but not limited to Little Apple Cottage, Rose Cottage, and Romford Cottage.
By making a booking and/or entering any JLH Property Ltd property, you agree to comply with the following terms and conditions.
1. General Agreement
By accessing or staying at any JLH Property Ltd property, we assume you accept these Terms and Conditions in full. If you do not agree, you should not proceed with your booking.
All references to “Guest”, “You” and “Your” refer to the person making the booking and all members of their party. “We”, “Us” and “Our” refer to JLH Property Ltd, Company No. 11251168.
2. House Rules
To ensure a safe, respectful, and enjoyable environment for all guests and neighbours, the following rules must be followed:
* No parties, events, or gatherings are permitted at any time
* No excessive noise after 9:00pm
* Only guests listed on the booking are permitted to stay at the property
* The property must be treated with care and respect at all times

3. Dog Policy
* We allow **one small dog per booking only**
* Dogs must not be left unattended in the property
* All dog waste must be cleaned from gardens or outdoor areas and disposed of responsibly
* Any damage caused by pets may be chargeable to the guest

4. Hot Tub Use (Little Apple Cottage Only)
Use of the hot tub is at your own risk.
Guests must follow all instructions provided within the property:
* Maintain water temperature at **37°C**
* Ensure both hot tub covers are replaced when not in use
* Do not allow the water level to fall below the minimum line
* A hose pipe is provided for topping up water if required
* Follow all additional guidance provided in the property manual, including maintenance instructions for longer stays
Children must be supervised at all times when using or near the hot tub.

5. Property Care and Breakages
* Guests must take reasonable care of the property and its contents
* Any breakages, damage, or issues must be reported immediately
* Guests may be charged for any damage caused during their stay
* All property instructions must be followed

6. Smoking Policy
All JLH Property Ltd properties are **strictly non-smoking**.
Smoking is not permitted anywhere inside the property. Any evidence of smoking indoors may result in additional cleaning charges.

7. Cleanliness and Checkout
Guests are expected to leave the property in a reasonable condition, including:
* Disposal of all rubbish in the appropriate bins
* Returning furniture and items to their original positions
* Ensuring the property is secure on departure (doors and windows locked)

8. Liability
We accept no liability for loss, damage, injury, or accidents occurring during your stay, except where required by law.
Guests are responsible for their own safety and the safety of their party during their stay.

9. Right to Amend
We reserve the right to update or amend these Terms and Conditions at any time. Any changes will apply to future bookings.
